  • The ranch is located along the west side of Walnut Road between Water Valley and Robert Lee, Texas. To access the ranch from Robert Lee, take Hwy 158 west to FM 2034, and take FM 2034 to Walnut Road. The ranch is about 3.5 miles from FM 2034 on the west side of Walnut Road.

  • The ranch is situated on the divide between Robert Lee and Water Valley. The ranch is on top of a flat-topped mesa, with some canyons and breaks along the western side of the property. The ranch has been used for hunting and grazing cattle for several years. The drought conditions has left the grass in need of a rest, and there are currently no livestock on the ranch.
  • The elevation ranges from 2540' on top of the mesa to 2450' in the bottom land.
  • The ranch is watered by three wells. One submersible electric pump is near the old house, which provides water to the deer camp and livestock troughs. A solar well is in the bottom land on the west side. This well is being repaired with a new solar setup. A windmill on the ranch near the cattle pens is also being repaired or converted to solar.
  • The ranch is fenced on the entire perimeter, and the fences range from new to some older fences in fair condition. There is an old ranch house on the property that is not usable. The garage on the old house is used for the deer camp, and there is a camp bathroom off the garage.
